Selling or Buying a Home
Selling or buying a home during a senior transition
Sometimes the house has to sell to pay for care. Sometimes a family is buying a smaller place, or a home with a main-floor bedroom, or adding on for a parent.
Cory is a licensed Utah Associate Broker, so this part he can handle directly — with the care a family transition deserves and none of the rush.
How we help
- We give you an honest read on what the home is worth as-is versus after repairs.
- We help you decide whether to sell now, sell later, or rent it for a while.
- We help you plan the sale timing around the move, the care start date, and the family's timeline.
- As a licensed broker, Cory can represent you in the listing and negotiation directly, or refer you to a trusted agent if your home is outside our area.
- We work alongside your attorney or trustee when a sale involves probate, a trust, or a power of attorney.
Resources we can point you to
These are independent providers and resources we know or have vetted. They contract directly with you and deliver the service themselves — our role is helping you identify the right fit.
- Comparative market analysis and pre-listing walkthrough
- Contractors, cleaners, stagers, and photographers
- Title companies, 1031 and tax professionals, and elder-law attorneys
- Lenders for a smaller purchase, including senior-friendly loan options
The honest part: our role, cost, and how this works
Guidance is free. If you list or buy with Cory, real estate commission is disclosed in writing and paid at closing in the normal way. You are never obligated to use him for the sale to get help with everything else.
Questions families ask
Should we fix up the house before selling?
Only where it pays. We'll walk it with you and separate the repairs that raise the price from the ones that just delay the sale.
Can the house sell if Mom has dementia?
Yes, with the right legal authority in place — a power of attorney, trustee, or guardianship. We'll work with your attorney so the closing doesn't get held up.
